Yes, in most cases you can render over pebbledash. Whether you should is a different question, and the honest answer depends entirely on the condition of what's already on your walls.


I get asked this every week. Homeowners across Mansfield, Nottingham, Chesterfield, Worksop, Doncaster and the wider East Midlands are looking at tired pebbledash and wondering if there's a way to modernise the exterior without stripping the whole house back to brick. The short version is that if the existing pebbledash is sound, well bonded and free from damp, a modern render system can go straight over it. If it isn't, it needs to come off first. Getting that call right is the difference between a finish that lasts three decades and one that fails in three.


The short answer


Most sound pebbledash can be rendered over with a modern thin-coat

silicone or monocouche render system, applied with a reinforced base coat and mesh. The critical word is sound. Loose, blown, cracked or damp pebbledash needs removing before any new render goes on. A proper survey with a hammer test tells us which category yours falls into, and that decision shapes the rest of the job.


How I decide whether your pebbledash can be rendered over


Every property I quote for gets a full walkaround and hammer test before I put anything in writing. Here's what I'm checking on your walls:


•      The bond. I tap sections of the pebbledash across every elevation. A sharp, solid sound means it's still keyed properly into the substrate beneath. A dull or hollow sound means it's blown. Blown pebbledash cannot be rendered over. It has to come off.


•      Cracks. Fine surface cracks are usually fine and get covered by the base coat and mesh. Wide cracks, cracks that follow the line of a lintel or beam, or cracks that run in multiple directions across an elevation are structural or bond-related and need investigating first.


•      Damp. Any patches of visible damp, staining, moss growth or algae on the pebbledash itself signal that water is either getting in or being held against the wall. Both need addressing before render goes over the top.


•      Movement. I look for signs the property has settled or moved recently. Any active movement means the new render needs extra reinforcement, or in some cases the pebbledash comes off entirely and we start from scratch.


•      The junctions. Around windows, doors, verges and eaves is where pebbledash typically starts to fail first. If those areas are sound, the rest usually is too. If they're crumbling, that's my flag to look closer.

When rendering over pebbledash is the right call


Overlaying sound pebbledash with a modern render system has real advantages for the right property. It gives you an extra layer of protection between your brickwork and the weather, since the pebbledash stays where it is and the new system sits on top. The keyed surface of pebbledash also gives thin coat renders something solid to grip onto, and with proper preparation and a reinforced base coat, the bond is excellent.

You also skip the mess, dust and days of extra work involved in a full strip. Removing pebbledash from a whole property is a heavy, dirty job. For homeowners who want a clean, modern finish without disturbing the underlying structure, overlaying is often the most sensible route.


When the pebbledash has to come off first


There are situations where overlaying is not an option, and no honest renderer will tell you otherwise. I'll walk away from a job before I put a new coat over something that's going to fail. These are the flags that mean the pebbledash needs stripping back:


•      Blown or hollow sections across any elevation. Rendering over unbonded pebbledash is putting a new coat on a wall that's already coming loose. It will fail, and usually within a few years.


•      Persistent damp behind the pebbledash. Trapping moisture under a new render system creates a much bigger problem than the one you started with.


•      Widespread cracking that suggests the pebbledash itself has broken down. New render bonded to failing pebbledash inherits that failure.


•      Severe unevenness that a base coat cannot correct. Some pebbledash was originally applied so unevenly that a smooth finish over the top would look worse than the original.


•      Older solid walled properties where the underlying wall needs to breathe. Some heritage and pre 1919 properties should not be sealed under a modern render system without careful specification.

If any of these apply, we take the pebbledash off, prep the substrate properly, and start again. It's more work, but it's the only way to give you a finish that lasts.


What the job actually involves


Once we've decided to overlay, here's the process for a typical semi-detached or detached property in the East Midlands:

1. Preparation. The pebbledash is cleaned down, moss and algae removed, and any small loose areas cut back and made good. Scaffolding goes up to the elevations being worked on.


2. Base coat and mesh. A high-performance base coat is applied, with a reinforcement mesh embedded through the wet coat across the whole surface. The mesh is critical. It stops any small movement in the underlying pebbledash telegraphing through to the new finish as cracks.


3. Detail work. Beading is set at reveals, verges, edges and drip lines. This is where finish quality shows up close, and it's where a lot of cheaper jobs cut corners.


4. Top coat. The finish coat goes on once the base has fully cured. On most pebbledash overlays I recommend a thin coat silicone render for its flexibility, water repellency and self-cleaning properties, though monocouche is also a strong option if you want a through coloured traditional finish.


5. Sign off. Once everything is cured, we walk you round the property, check every elevation, and only leave when you're happy. Every property gets an aftercare guide, so you know how to keep the finish looking right.


A typical three-bedroom semi takes around a week to ten days on site, weather depending. Larger detached properties can run to two or three weeks. I give you a full timeline as part of the quote so you know exactly what to expect.


Which render system works best over pebbledash


Both silicone thin coat and monocouche can be used over sound pebbledash. Here's how I decide between them for a given property:


Silicone thin coat

This is my usual recommendation for pebbledash overlays. Silicone thin coat is flexible enough to handle any small movement in the pebbledash beneath it without cracking. It's hydrophobic, so it sheds rain rather than absorbing it. It's self-cleaning to a degree, which matters on shaded and exposed elevations. And it comes in a wide range of through colours and textures, from smooth to fine grain.


Monocouche

Monocouche is a solid alternative, especially where you want the traditional through-coloured, scratched or floated finish. It's thicker than silicone, applied in a single pass, and gives a matt, mortar like appearance that suits older properties well. It's slightly less forgiving of substrate movement than silicone, so I'd only use it where the underlying pebbledash is very stable.

Both systems, properly specified and applied over sound pebbledash, will give you a 25 to 30 year finish.


How long will render over pebbledash last

A properly specified and installed silicone thin coat over sound, well-bonded pebbledash will last 25 to 30 years with minimal maintenance. Monocouche over the same substrate sits in a similar bracket, though it's worth expecting some light cleaning or algae treatment every few years on shaded elevations.


The variables that shift lifespan up or down are:

•      The quality of the underlying pebbledash bond, which the survey identifies before we start

•      Exposure of the property to driving rain and prevailing weather

•      Whether a reinforcement mesh was properly embedded through the base coat

•      The quality of the detail work at junctions, drips and beading

•      Whether the top coat was applied within manufacturer temperature and humidity ranges

All of those come down to workmanship. This is a job where the specialist you choose matters more than the products they use.

Will rendering over pebbledash cause damp?

Damp problems arise when render is applied over already damp walls or when the wrong system is used on a property that needs to breathe. A proper survey rules both of those out before work starts.


What if my pebbledash is cracked?

Fine surface cracks are usually fine and get covered by the base coat and mesh. Wider or structural cracks need investigating first. They can indicate underlying movement or bond failure that must be addressed before any new render goes on.


Do I need planning permission to render over pebbledash?

In most cases, no. Rendering a house is covered under permitted development rights, provided the finish is in keeping with the surrounding properties. Exceptions apply if you live in a conservation area, an Area of Outstanding Natural Beauty, or a listed building. Your local planning department can confirm in a quick phone call, or I can talk you through it during the survey.


How long does the job take?

A typical three-bedroom semi takes seven to ten days on site, weather permitting. Larger detached properties or houses with more complex detailing can run to two or three weeks. You'll get a full timeline as part of the quote.


Can you render over pebbledash on just one elevation?

Technically yes, but I'd usually advise against it. Partial rendering leaves an obvious transition line, and the two finishes will weather differently over time. Rendering the whole property gives you a consistent, uniform result that holds its appearance for decades.
